At approximately 3am, Fire Rescue Victoria (FRV) responded to Flight Drive, Tullamarine, after callers to Triple Zero (000) reported a building fire.
Firefighters arrived on scene to find smoke and flames issuing from a 30-metre by 30-metre tilt-slab factory.
FRV escalated the response, deploying additional appliances and firefighters to attack the fire.
Crews wearing breathing apparatus worked to extinguish the blaze, successfully preventing it from spreading to adjoining properties.
The fire was deemed under control by 4.36am.
A community advice message was issued due to smoke in the area.
Firefighters remain on scene to fully extinguish the fire.
The incident has been deemed suspicious and will be investigated by Victoria Police.
