At 2.07am, Fire Rescue Victoria (FRV) responded to an incident on McEwan Road, Heidelberg West after callers to Triple Zero (000) reported a factory fire.
Firefighters arrived on scene within five minutes to find a 10m x 30m factory, tilt slab construction, fully involved.
Crews initiated external firefighting operations due to structural collapse, and worked to stop the spread of fire to adjoining properties.
The fire was deemed under control by 3.54am.
The cause of the fire has been deemed suspicious and will be investigated by Victoria Police.
