At 7.44am, Fire Rescue Victoria (FRV) responded to an incident on Millicent Street, Burwood after callers to Triple Zero (000) reported a factory fire.
Firefighters arrived on scene within four minutes to find fire and smoke issuing from the building.
Crews made an aggressive internal attack to enable containment to the large office area (20x8m), and prevent the spread of fire into the company warehouse.
The building next door suffered smoke logging.
Searches confirmed that no-one was present in the building.
The scene was deemed Under Control at 8.20am.
Firefighters will be on scene all morning to continue to extinguish hot spots and undertake fire duties.
The local council building surveyor has been requested to attend to check the structural integrity of the building.
FRV specialist fire investigators are working to determine the cause of the fire.
