At 4.46PM, Fire Rescue Victoria (FRV) was alerted to an incident at a mattress factory on Albert Street in Preston.
The FRV crew arrived within five minutes to find the structure fully alight.
An aggressive attack was carried out by 30 firefighters to contain the fire and bring it under control.
Further operations are expected to continue into the night.
Victoria Police and Ambulance Victoria also responded.
One person was treated by paramedics.
The cause of the fire is yet to be determined.
